SLS Hotel Renovation Project Transforms Miami Beach Landmark
MIAMI BEACH, FL — A major renovation project is underway at the iconic SLS Hotel on Collins Avenue, promising to revitalize one of Miami Beach's most recognizable hospitality properties.
The comprehensive renovation is being led by the property's current ownership group in partnership with general contractor Suffolk Construction, a Boston-based firm with extensive experience in large-scale hotel transformations. Architectural design services are being provided by Miami-based firm Arquitectonica, known for their work on numerous South Florida landmark projects.

The scope of work includes a complete overhaul of all 140 guest rooms and suites, featuring modernized interiors, updated technology infrastructure, and enhanced amenities. The project also encompasses significant upgrades to the hotel's public spaces, including the lobby, restaurant venues, pool deck, and meeting facilities. Exterior improvements will include facade restoration, updated landscaping, and enhanced lighting to complement the property's distinctive architectural character.

The mechanical, electrical, and plumbing systems throughout the property are also being upgraded to improve energy efficiency and sustainability. The renovation will incorporate eco-friendly materials and water conservation measures in line with current environmental standards.

According to project timelines shared with city officials, the phased renovation is expected to reach substantial completion by the fourth quarter of 2024. The hotel will remain partially operational during construction, with certain sections closed on a rolling basis to minimize disruption to guests.
The SLS Hotel, originally built in the mid-20th century, has been a fixture of Miami Beach's hospitality scene for decades. This latest renovation marks one of the most extensive updates to the property in recent years, positioning it to compete in Miami Beach's increasingly competitive luxury hotel market.
Local officials have expressed support for the project, noting that upgraded hospitality facilities contribute to the city's tourism economy and tax base. Construction crews are working in compliance with city noise ordinances and traffic management requirements to limit impact on neighboring properties and businesses along Collins Avenue.
