From Movie Screens to Modern Living: $28.2 Million Apartment Complex Rising at Former Movies 11 Site

The site where Hilliard-area residents once watched summer blockbusters will soon welcome a new kind of feature: a 120-unit luxury apartment complex.

Dublin-based Dune Companies is building the Reserve at Mill Run, a $28.2 million residential development replacing the former Movies 11 theater at 3755-3799 Ridge Mill Drive. The theater closed in July 2023 and was demolished last year.

"By transforming the former Mill Run movie theater site, Dune Companies is revitalizing one of Hilliard's aging properties into a vibrant residential community," the company said in a news release. "The redevelopment replaces an outdated use with something the city truly needs: high-quality housing designed for today's lifestyles."

What's Being Built

The project will feature four three-story apartment buildings on the Mill Run property, which spans portions of both Hilliard and Columbus. Each building will have an adjacent surface parking lot, with three parking garages located throughout the complex.

Residents can choose from three floor plan options:

- 40 one-bedroom units (730-818 square feet)

- 74 two-bedroom units (955-1,043 square feet)

- 6 three-bedroom units (1,480 square feet)

Monthly rent will range from $1,550 to $2,950.

Amenities will include a clubhouse, resort-style pool, fitness center, EV charging stations and trash valet service.

Construction Timeline

Site preparation began in August, with framing on the first two buildings expected to start within the next month. Dune Companies projects the following completion schedule:

- May/June 2026: Clubhouse and first 36-unit building

- July/August 2026: Second 36-unit building

- September/October 2026: Two 24-unit buildings

Mill Run's Ongoing Transformation

The Reserve at Mill Run joins a wave of changes sweeping through the shopping center. The former Steak 'n Shake at 3635 Data Point Court is being redeveloped for two yet-to-be-announced tenants, and a luxury pet hotel and research and development facility are also in the works.
