The site, which previously housed a gas station, is being developed by Finvarb Group, a Miami Beach-based development firm. Crews have begun work on the commercial project, bringing renewed activity to the prominent corner location.

The office building represents a significant pivot from the developer's original vision for the property. Finvarb Group had initially proposed constructing a hotel at the site, but those plans were met with considerable pushback from Sunset Harbour residents and community members who expressed concerns about the impact a hotel would have on the neighborhood.

In response to the opposition, the developer went back to the drawing board and ultimately revised the project to a commercial office building — a use that apparently proved more palatable to neighbors.

Sunset Harbour has evolved in recent years into one of Miami Beach's most desirable mixed-use neighborhoods, known for its fitness studios, restaurants, and retail shops. The area has attracted significant investment as residents and businesses seek alternatives to the more tourist-heavy sections of the city.
